Lots of transactions: Moorings Realty doubles sales this year compared to last

Marsha Sherry, broker at The Moorings Realty Sales Co., shared some of the brokerage’s numbers with Vero Beach 32963 last week, and those numbers are astonishing.

With just three seasoned agents plus one who is “getting her feet wet in the business,” in Sherry’s words – competing against many, much larger brokerages – Moorings Realty came in third in dollar volume and number of transactions closed on the barrier island in the first part of the year, with 39 transactions and $56 million in sales volume.

Only Dale Sorensen Real Estate and ONE Sotheby’s International Realty had more island sales.

In the first 14 weeks of 2026 – between Jan. 1 and April 14 – Sherry’s handful of agents sold 38 properties in The Moorings, where their business is concentrated, more than double the number sold at the same point last year. Sales included 14 single-family homes and 24 condos.

By the end of April, the brokerage had closed 50 transactions on the island, with 22 more pending, according to Collier Proctor, one of the veteran agents at the company.

“I define transactions the same way as the MLS, meaning our agents either listed the property or brought the buyer,” Proctor said.

Besides more than doubling its business in The Moorings, the brokerage has already surpassed last year’s sales volume and is on track to double last year’s volume in the first half of 2026, according to Proctor.

“There are a lot of great agents on the island, but none better than mine,” says Sherry. “They are the smartest working salespeople I know of – and we have great teamwork.

“If a buyer comes to see one of Collier’s properties and he is doing a showing elsewhere, one of the other agents will escort the buyers and give them the benefit of our unrivaled knowledge of the Moorings. We never just give out a key to a buyer’s agent.”

The MLS divides the barrier island into four statistical sections – areas 11, 12, 13 and 14 – starting up at the Sebastian Inlet and extending to the St. Lucie County border.

Area 12 stretches from the 17th Street causeway south to the county line, encompassing The Moorings country club community where Sherry and her agents work out of a beautiful, nautically themed, post-and-beam building perched on the shore of Spyglass Harbour, overlooking a picturesque marina.

The brokerage was No. 1 in sales in Area 12 this year as of April 14 by a longshot, closing more deals than the next three companies combined, with most of those sales in The Moorings, where the brokerage has a 50 percent market share. Moorings Realty agents ranked No. 1, No. 2 and No. 3 in the area.

Those stats are normal.

Moorings Realty typically leads in its home territory. What’s remarkable is that this tiny boutique brokerage ranked so high islandwide.

Leading the effort was Erika Ross, who has been a Moorings Realty agent since 2007. She was the top agent on the barrier island in number of transactions as of mid-April, with 23 deals and more than $30 million in sales.

She has closed additional sales since then and currently has 20 active listings and nine properties under contract.

She attributes her success to hard work and the network of strong relationships she has built over the past 19 years.

“I have been involved in real estate in The Moorings for a long time now and throughout those years I have been blessed with having the opportunity to work with some amazing, loyal people. A lot of my business evolves from past transactions and word of mouth. People I have worked with in the past re-engage me when they are thinking of making a move, and they refer me to their friends and family.

“I also work ... a lot!”

Ross does most of her deals in The Moorings, but her work ethic and network also take her outside the country club community, helping bolster the brokerage’s transaction numbers.

“While the majority of my business is in The Moorings, I have listed and/or sold in Beachwalk, Bermuda Club, Sandpointe and Grand Harbor,” she said. “I will happily go where my clients want to go!”

The third veteran agent at Moorings Realty is Daina Bertrand. She ranked sixth in transactions in 32963 in the first part of the year, while Proctor was No. 10 out of hundreds of busy island agents.

Gali Dupay is the brokerage’s newest agent.

The brokerage’s booming business has included record-price sales in multiple condo communities within The Moorings, including Southwinds, Galleons and Spinnaker Point.

Sherry and Proctor say this year’s success is due to pent-up demand among buyers who have finally grown tired of waiting on the sidelines for prices to fall, and to the allure of The Moorings itself.

“The country club lifestyle is hard to beat,” Sherry said. “It really is. If I’m having a bad day, I just take a look out the window and realize my problems aren’t that big.

“When you add in the new airlines that make it easier to get to Vero and the fact that people can work from home now, I think buyers who have been waiting are saying, ‘now is the time.’”

“It’s been an amazing beginning of the year for us,” said Proctor, who is the grandson of Don Proctor Sr., the man who bought The Moorings development in 1986 and built it out. The younger Proctor expects business to remain strong heading into summer.

“I think we will have sold more than $90 million by the end of May,” he said.

The Moorings is one of the most prominent and desirable communities on the barrier island. Spanning 535 ocean-to-river acres, with approximately 1,200 condos and houses, it is a boater’s paradise. Eight miles of seawall with deepwater dockage line the Indian River shoreline and manmade coves that open into the river.

It’s also home to The Moorings Yacht & Country Club, which many residents belong to. It offers two 18-hole championship golf courses, one within the island community and one on the mainland, “9 Har-Tru® tennis courts, 4 pickleball courts, a state-of-the-art fitness center, croquet, pool and spa, an active yacht club, a Kid’s Zone, a dynamic social calendar, as well as a beautifully appointed clubhouse offering fine and casual dining experiences,” according to the club.

Like most island clubs in the post-covid era, The Moorings Club has a waitlist for membership, but people who buy property where the sellers have a membership can sometimes move up or even jump the list, based on the existing relationship with the club.

“Those properties tend to sell faster,” Sherry said.
